     TRACT 1 consists of a square section of farm ground along with a parcel of farm ground in the adjacent section. Nearly all of this land is covered as a “Place of Use” under Water Right File #’s 19589 and 30956. Both water rights are active and in good standing, but they have not been used to apply water since 2005. This land is in the LEMA and does not currently have a LEMA allocation. At the end of 2027 when the current LEMA ends, pursuant to information obtained from the Division of Water Resources Stockton Field Office, the land should receive a LEMA allocation and can then be watered. This tract has 4 irrigation wells, all of which have been test pumped and a report is available. The land also has existing center pivot pads and underground pipe and NG lines.

     TRACT 2 has good grass under one fence with good water supplied by 4 windmills. There are 62.90 acres of expired CRP that could be fenced along with 87.22 acres of active CRP that expires in 2031.This is an EXCELLENT offering of 2,040± acres of contiguous grass and farm ground.
