MANNER OF SALE:  This real estate will be offered in 5 individual tracts.  THERE WILL BE NO COMBINATION OF ANY TRACTS. Auction procedure and increments of bidding are at the discretion of the auction company.

TERMS:  10% down day of sale, with the balance to be paid on or before November 20, 2024, or upon such terms as may be acceptable to the Sellers.  Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.  Bidding is not contingent upon financing.  Financing, if necessary, needs to be arranged and approved prior to the auction.  Announcements made day of sale take precedence over printed material and previously made oral statements.

CROPS:   TRACT 1: Sellers will retain 100% of the 2024 corn crop.

                 TRACT 1 & 5: Buyer will receive 100% of the 2025 wheat crop at no expense                     to the Buyer.  

FSA INFORMATION:  Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations.

MINERAL RIGHTS: All of the Sellers’ interest will transfer to the Buyers at closing.

SURVEY: Sellers will provide a survey prior to closing and Tracts 1 & 5 will be selling as actual surveyed acres.

CLOSING: On or before November 20, 2024.

POSSESSION: Date of closing on the grassland acres and the acres planted to 2025 wheat. After the 2024 fall harvest on the acres planted to corn.

REAL ESTATE TAXES:   Taxes for 2024 will be prorated to the date of closing. See chart on sale bill for 2023 real estate tax amounts.
