MANNER OF SALE:  This real estate will be offered in 3 individual tracts only.  THERE WILL BE NO COMBINATION OF ANY TRACTS. Auction procedure and increments of bidding are at the discretion of the auction company.

TERMS:  10% down day of sale, with the balance to be paid on or before August 29, 2024, or upon such terms as may be acceptable to the Sellers.  Personal and corporate checks are acceptable for the down payment with the final payment to be made in certified funds. All funds will be held by an identified title/escrow company.  Bidding is not contingent upon financing.  Financing, if necessary, needs to be arranged and approved prior to the auction.  Announcements made day of sale take precedence over printed material and previously made oral statements.

CROPS: Sellers will retain 100% of the 2024 wheat crop and Buyers will reimburse the Sellers for any expenses on the summerfallow acres and any spraying of the stubble acres prior to the date of the auction.

FSA INFORMATION:  Any future FSA payments will follow the crops and will be paid pursuant to FSA regulations. See chart below for FSA cropland acres, base acres and yields.

MINERAL RIGHTS:  All of the Sellers’ interest will transfer to the Buyers at closing.

CLOSING: On or before August 29, 2024.

POSSESSION:  Date of closing, with the right to enter upon full execution of the contracts and payment of the earnest money deposits.

REAL ESTATE TAXES:   Taxes for 2024 will be prorated to the date of closing.  See chart below for 2023 real estate tax amounts.    

AUCTIONEER’S NOTE:  The Jerald A. Riemann Trust, the Joann R. Riemann UAD Trust, and Hell Creek Ranch will sell this 960± acres of mostly cropland at ABSOLUTE PUBLIC AUCTION on Tuesday, July 30th, at Pete’s Place in Dighton, Kansas.

          TRACTS 1 and 2 are all cropland and are in 2024 wheat stubble.  TRACT 3 has wheat stubble and a tract of grassland, together with a tract of summerfallow acres that is ready for the Buyer to plant to wheat this fall!

All tracts offer GREAT POSSESSION IMMEDIATELY AFTER THE AUCTION, and have either highway or county road access!  All of the Sellers’ interest in the mineral rights will go to the Buyers!

BIDDING CAN BE DONE IN PERSON, ONLINE OR BY PHONE!  All internet and telephone bidders must be registered and approved by the auction company prior to sale day.
