CROPS: Buyer will receive the landlord’s 1/3rd share of the 2024 crops and pay the landlord’s 1/3rd share of the fertilizer and chemical expenses.

FSA INFORMATION: All future FSA farm program payments will follow the crops and will be paid pursuant to FSA regulations. See chart below for FSA cropland acres, base acres and yields.

CRP PAYMENTS: CRP payments will be prorated to the date of closing. See chart below for details.

POSSESSION:  Date of closing on any open acres at the time of sale, and subject to the tenant’s rights on any growing crops at the time of sale.

MINERAL RIGHTS: Seller will transfer surface rights only to the Buyers.

REAL ESTATE TAXES:  Taxes for 2024 will be prorated to the date of closing. See chart below for 2023 tax amounts.
