Description

If you're looking for a "turnkey" hunting property in a trophy whitetail deer hunting area in Kansas - look no further! This 155-acre parcel has over 12 acres of mature timber along an off-shoot of Wolf Creek, where you'll find trophy whitetail deer and turkey, as well as excellent upland bird hunting within the 79+ acres of tall grass. With nearly ½ mile of the creek bed winding along the north end of the property, there are multiple openings along the creek timber that have been developed and planted to food plots. The property has over 6 acres of food plots – with one setup on the west end and one on the east side.

The east honeyhole is planted to over 4 acres of a sorghum blend with a new Muddy tower blind overlooking the plot area. A large Boss Buck feeder has been placed within bow range of this blind, drawing even more wildlife to this specific spot. There are multiple heavily used trails and travel corridors that feed into this plot from either direction making this an absolute dynamite setup for all phases of the deer season.

The west food plot covers over 2 acres and has been planted to alfalfa, providing a tremendously secluded hunting area throughout most of the deer season and all of turkey season. This food plot is bordered by heavy thicket cover to the west – most likely a large bedding area – which highly increases daylight visits to the food plot by the deer. A small Banks Outdoors blind is tucked next to a cedar overlooking this plot, and a couple treestands have been placed on the east end of the plot.

There is a large pond bed in the north center portion of the property (between the two plots). This pond will hold a great amount of water during years or normal precipitation. The current owner had the pond dug deeper and expanded to the south within the last few years. Once we return to normal rainfall conditions, this pond will once again be thriving. The Sellers have enjoyed fishing from the pond as recent as a couple years ago.

The acreage making up the balance of the farm is expired CRP (approximately 79 acres) and native grassland with scattered cedars, locusts, and thickets, and brush. The owner recently control burned some of the grassland east of the pond, and it is now thriving with native clover.

This farm has been properly managed and setup within one primary motive – to attract, grow, and hold trophy deer and all other wildlife inhabiting this area. The current owners have done all the work and enjoyed every minute spent on this property, but as with everything in life, it is time to move on to a new chapter.
