Also, the 3 way fridge (propane, DC, Electric) works excellent along with the furnace, water heater, water pump, lights and even the original radio and cassette player work.

This unique two door camper layout gives you the option to easily make the huge front sofa room (jack knife sofa folds into a bed) into a separate room so you would have a 2 bedroom camper.

Just put in a ceiling curtain on a sliding rail or with Velcro or use a camper divider, or room divider which allows the couple in the bedroom and company in front room to come and go outside without disturbing anyone because of their own door.

Keep in mind that sofa in the from room is huge and will lay out to make a really long and wide bed.

Also, don't forget about the huge dining table that folds into a bed also.  This is a larger dining table so someone 6'4" can sleep in this area.

The camper is winterized, frame, bumper, steps and jacks are all freshly painted.  All four jacks are the original and in great shape and mounted to the underside.

The windows are work extremely well in terms of the window cranks to let in some air along with the roof vents.

I coated the entire roof with the premium Henry's silicone which is considered the best in the industry.  

I also coated the entire AC shroud just to be safe to prevent against any hail damage to it since the AC shrouds cost $250-$300 to replace.  The silicone will definitely protect it.

Lastly, the premium silicone roof should last for 10 years or longer and I even coated the side seams to protect the screws and rubber liner that goes into the side seam which is very important to prevent against leaks down the road.

The camper was lived in for 9 months by a mother and daughter so they used the powerful furnace in it during the winter. 

 Therefore, there is about 7 places where the wall paper is coming off the walls which is quite normal on campers in the 80's and 90's.

I have wall paper adhesive that can patch this up probably in 20 minutes, but I held off on it in case someone else was going to peel off all the wallpaper and put a new design up or paint on the wood behind the wallpaper which is in excellent condition.

The camper did have a little bit of water in two places at one time which has been fixed and is not noticeable.  

One area was a small 12 inch by 12 inch section on the corner of the roof by the bedroom closet and it has been fixed and it solid as a rock now.

The other section was by the water heater along floor and I put in new wood in this section so it is solid and not noticeable either.

The stove, AC, fridge and furnace all work great.  The fridge will even get to 36 degrees while set on the middle temp control so it will definitely get colder if necessary and will work great in the hot summer months.

I personally have not used the water heater, but the previous owner and her daughter did and it worked fine.  Again, I winterized the entire camper in case a hard freeze comes up soon.

Overall inside is in great shape from the carpet to the furniture to the appliances.

The outside is in average shape, but for a 1994 this is normal.  The awning was torn off during the typical Kansas winds that no awning can stand up to it seems.  For a 1994 the camper is in great shape overall.

The bumper has a ball on it in case you want to haul a small boat or trailer behind it I guess;) and I just put a new tongue jack on the front.  
Those are to 30lb propane tanks on the front.

Small things it will need...

Small leak on the bathtub drain...which I will try to fix next week and it should be easy since you can get to it easily from the bedroom side panel.

Two light bulbs..one in kitchen and one in bedroom.  All lights work and outlets.

Again, extremely solid camper and the two doors allows for a two bedroom if needed, fire escape and it is really nice to have for a number of reasons as you know.

Lastly, the huge dining table window, front window and large side window at the front of camper really make the camper feel even more roomy.

The bedroom also has a nice set of large windows in it also.
